Evolving the confines of a traditional office building, Wallace Office Towers creates a vibrant and collaborative workplace environment that fosters innovation, sparks creativity and inspires visitors. The new proposed development contains two 16-story office buildings, below grade parking and a common lobby that connects the space in between. This space is designed for commercial and retail use, accessible to both tenants and the neighborhood. Within the existing cityscape, this project stands out as a unique design.
A general sense of wellness influences the design, leading to an accessible workplace environment showcasing both indoor and outdoor spaces for business and social interaction. Formed strategically by moves in the building’s massing, features such as courtyards, terraces and roof gardens create multiple areas to gather.
At the ground plane, we focus on creating vibrant gathering space – the two towers share a common lobby that is designed more as a community living room, with retail and commercial offerings that include a bike store, gym, restaurants, and conference center. These activities are anchored towards the middle of the project by a serene courtyard, bringing greenery and natural light deep into the structure, and compliment the large public plaza located at the entry, welcoming the neighborhood in to explore by orchestrating moments of discovery.
The tower footprint and orientation optimizes southern exposure affording views of Mount Rainer and the Cascade Mountains while overlooking the downtown Bellevue corridor. The slightly offset tower core design creates flexible floor plate dimensions optimal for either single or multi tenanted floors
With the design, we create a distinct yet harmonious language between the podium and tower. The glassy tower gently reflects the building’s surroundings and blends in with the city’s skyline while providing its occupants ample views and daylight. The podium also maintains high levels of transparency to and from the inside, providing street activation at various levels of intensity while maintaining a character more in line with the neighborhood’s street scale.
